Fall Checklist: Preparing Your Outdoor Plumbing

In northern states, fall plumbing maintenance is all about winterizing — insulating pipes, draining outdoor faucets, and preparing for freezing temperatures. But fall is still an important time for outdoor plumbing maintenance, because it marks the end of hurricane season, the beginning of snowbird season, and the transition from our wet summer to drier winter weather.

Irrigation System Inspection

Your irrigation system has been running hard all summer, and Bradenton's rainy season (June through October) can mask problems. A broken sprinkler head or cracked irrigation line may go unnoticed when daily afternoon thunderstorms keep the lawn green. But as the dry season approaches, those problems become apparent — and they have been wasting water and running up your utility bill the entire time.

Walk your irrigation zones one by one. Run each zone manually and check every sprinkler head for proper operation, spray pattern, and leaks. Look for soggy spots in the yard that could indicate an underground line break. Check the backflow preventer for signs of corrosion or dripping. If you have a rain sensor, make sure it is functioning properly — a failed rain sensor means your irrigation runs during rainstorms, wasting water and money.

A leak behind the wall can run for weeks without obvious exterior signs, causing hidden damage to framing and insulation.

Check the vacuum breaker on each hose bib if one is installed. These small devices prevent backflow from garden hoses into your drinking water supply — an important safety feature, especially if you use hose-end sprayers with fertilizers or chemicals. A cracked vacuum breaker should be replaced immediately.

If you have a pool or spa, inspect the plumbing connections, pump seals, and filter housing for leaks. Pool equipment takes a beating from our summer heat, UV exposure, and constant use. A small leak at a pump seal can waste thousands of gallons per month and eventually burn out the pump motor.

Drainage and Gutter Check After Hurricane Season

With hurricane season officially ending November 30, fall is the time to check your home's drainage systems after months of heavy summer rain. Clear leaves and debris from gutters and downspouts. Make sure downspouts are directing water away from your foundation — at least four feet from the house is ideal. Water pooling near your foundation can erode the sandy soil under your slab, which can lead to settling and, eventually, slab leaks.

Check any French drains, swales, or drainage channels on your property. Bradenton's sandy soil handles water well, but concentrated runoff can erode drainage paths over time. Make sure surface water is still flowing where it should — away from the house and not toward your neighbor's yard.

If you noticed standing water in your yard during the summer rainy season, fall is the time to address it. Regrading, adding drainage, or installing a dry well can solve standing water problems before next year's rainy season returns.

Even a small adjustment in grade can redirect water away from your home.

Preparing for the Rare Cold Snap

It does not happen often, but every few years Bradenton gets a cold snap that drops temperatures into the low 30s or upper 20s for a night or two. When it happens, Manatee County homeowners are caught off guard because our homes are simply not built for cold weather. Outdoor pipes, irrigation backflow preventers, and pool equipment are all vulnerable.

The preparation is simple: know where your exposed pipes are, have a few pipe insulation sleeves on hand (foam tubes that slip over pipes, available at any hardware store for a dollar apiece), and be ready to drape a towel or insulation over your irrigation backflow preventer. Disconnect and drain garden hoses. If a freeze is predicted, let one faucet — the one farthest from where the water main enters the house — drip overnight. The moving water prevents freezing in the supply lines.
