Waterfront Living, Waterfront Plumbing Challenges
Perico Bay Club and Longboat Key represent some of the most desirable waterfront real estate in the Bradenton area. Perico Bay Club — nestled on Perico Island between the mainland and Anna Maria Island — offers intimate bayfront living with stunning water views. Longboat Key stretches south from Anna Maria into Sarasota County, a narrow barrier island of upscale homes and condominiums. Both communities share a common reality: proximity to saltwater creates plumbing challenges that inland homeowners never encounter.
At Rosco Plumbing, we have been serving Perico Bay Club, Longboat Key, and the surrounding waterfront communities since 1983. Our experience in these environments has taught us which materials, techniques, and maintenance practices work best in salt-influenced conditions — and which shortcuts fail dramatically. This guide addresses the specific plumbing concerns that waterfront property owners in these communities should understand.

Salt Air Corrosion: The Invisible Threat
You do not need to be flooded by saltwater to experience salt-related plumbing damage. Salt air alone — the ambient moisture carried off the bay and Gulf — is corrosive enough to significantly accelerate the deterioration of metal plumbing components. Copper pipes, brass fittings, steel clamps, galvanized hangers, and even stainless steel (which is "stainless," not "stain-proof") all corrode faster in the salt-air environment of Perico Bay and Longboat Key.
We see the effects most dramatically on exterior plumbing: hose bibs that corrode through in five to seven years instead of twenty, outdoor shower fixtures that seize up within a few seasons, and pipe strapping under elevated homes that rusts through and drops pipe runs. Inside the home, the effects are subtler but still present — copper supply lines develop a green patina, brass valve stems corrode and become difficult to operate, and water heater fittings deteriorate faster than they would in an inland home.
The key to managing salt corrosion is material selection and maintenance. For exterior and exposed plumbing, we specify marine-grade stainless steel fasteners, PEX or CPVC pipes (which are immune to salt corrosion), and brass fittings with a higher copper content that resists corrosion better. Where copper must be used, we apply anti-corrosion coatings and schedule more frequent inspections. Regular freshwater rinsing of exterior plumbing components — a quick spray with the hose every week or two — washes away salt crystals before they can cause significant damage.

Flood and Storm Surge Preparedness
Both Perico Bay Club and Longboat Key are in FEMA flood zones, and both experienced flooding during Hurricane Ian in September 2022. Storm surge and tidal flooding are not hypothetical risks for these communities — they are documented realities. Plumbing systems in these locations need to be designed and maintained with flood resilience as a core consideration.
Water heater protection is the top priority. Every water heater in a flood-vulnerable location should be either elevated above the base flood elevation or replaced with a wall-mounted unit that is above potential flood levels. Since Ian, we have elevated or converted numerous water heaters in Perico Bay and Longboat Key homes. The investment — typically $300 to $600 for an elevation platform, or $2,500 to $4,500 for a tankless conversion — is minimal compared to the $1,500 to $3,500 cost of replacing a flood-damaged water heater, plus the safety hazards of a contaminated unit.
Backwater valves on sewer laterals are equally critical for waterfront homes. During storm surge events, the municipal sewer system can be overwhelmed, and the elevated water table pushes sewage back through the lowest drain points in your home. A backwater valve prevents this reverse flow and is one of the most valuable investments a waterfront homeowner can make. For Perico Bay and Longboat Key homes, we consider this an essential installation rather than an optional upgrade.
Exterior and under-home plumbing in elevated homes needs to be secured against storm damage. All pipe runs should be strapped with stainless steel (not galvanized) hangers at code-required intervals, and any pipes in exposed locations should be routed to minimize their profile to wind-driven debris. After every significant storm event, we recommend a visual inspection of all accessible plumbing for damage.

Condominium Plumbing Considerations
Longboat Key has a significant inventory of condominiums, and condo plumbing presents unique considerations compared to single-family homes. In a condo, you typically own the plumbing within your unit walls, while the association owns the common plumbing — risers, mains, and shared waste lines. Understanding where your responsibility begins and the association's ends is critical, and this boundary is defined in your condo documents.
Water damage in a condo does not just affect you — a leak in your unit can damage the unit below you, and you can be liable for that damage. This makes leak prevention and detection even more important in a condo setting. Smart water leak detectors that alert you to water where it should not be — under sinks, near the water heater, at the washing machine — are an especially smart investment in a condo. A leak detected in minutes causes a fraction of the damage of one that goes unnoticed for hours.
When condo associations plan building-wide plumbing projects — such as riser replacement or mainline upgrades — it is an opportunity for individual unit owners to coordinate their own in-unit plumbing work. If the association is replacing the vertical risers in the building, scheduling your in-unit repipe or fixture upgrades at the same time can reduce costs and avoid the inconvenience of multiple separate projects.

Rosco's Tip
Rosco's Tip: Know Your Condo Plumbing Boundary
Pull out your condo association documents and find the section that defines the boundary between unit-owner plumbing and association plumbing. This matters enormously when a leak occurs — it determines who is responsible for the repair and whose insurance covers the damage. If you are unsure, ask your association manager. Do this before a leak happens, not during one.
Seasonal and Vacation Home Plumbing
Many Perico Bay Club and Longboat Key homes are seasonal residences or vacation properties that sit unoccupied for extended periods. An unoccupied home is vulnerable to plumbing problems that go undetected — a slow leak that would be noticed immediately in an occupied home can run for weeks or months, causing extensive water damage and mold growth.
Before leaving a waterfront home unoccupied for an extended period, we recommend a complete shutdown service. This includes turning off the main water supply at the meter, turning off the water heater and draining a few gallons from the bottom to remove sediment, adding plumber's-grade RV antifreeze to all drain traps to prevent evaporation and sewer gas entry, and disconnecting washing machine hoses (a leading cause of floods in unoccupied homes).
When returning to an unoccupied home, a startup service ensures that everything is safe before resuming normal use. We check all connections for leaks, run each fixture until the water clears, restart and inspect the water heater, refill all drain traps, and test the water pressure. This systematic restart prevents the surprises that so many seasonal residents experience — turning on the water and discovering a leak, or firing up the water heater and finding it no longer functions.
For homes that serve as vacation rentals between the owner's visits, plumbing maintenance becomes even more important because rental guests put heavy demand on the system and may not report minor issues. We recommend quarterly inspections for vacation rental properties, with a focus on drain performance, fixture operation, and water heater condition. Catching problems between rental guests prevents the kind of emergency call that ruins a guest's vacation and generates a negative review.

Water Quality on the Islands
Water quality on Perico Island and Longboat Key comes from the same Manatee County Utilities supply as the mainland, so it has the same hardness and chlorine levels. However, waterfront homes sometimes experience additional water quality issues related to the longer distribution system runs to reach the islands and the potential for saltwater intrusion into the municipal infrastructure during extreme weather events.
A whole-house water filtration system is particularly valuable for island and waterfront homes. Beyond addressing the standard hardness and chlorine issues, filtration provides a buffer against any temporary water quality changes that might occur due to distribution system issues. A quality sediment filter followed by a catalytic carbon filter and a water softener provides comprehensive protection at every tap in the home.
For homes with outdoor showers — common in Perico Bay and Longboat Key for rinsing off after beach or bay activities — consider a point-of-use shower filter that removes chlorine from the outdoor shower water. Salt, sand, and chlorine together are particularly harsh on skin and hair, and a simple shower filter makes the post-beach rinse much more pleasant. These filters are inexpensive and easy to replace.
