Your PEX Plumbing System

It is brand new, so you have a full 8-to-12-year lifespan ahead of you. But even a new water heater benefits from regular maintenance to reach its full potential.

Flush your water heater once a year to remove sediment. Manatee County's water has moderate hardness, and mineral deposits will accumulate in the tank over time. Annual flushing keeps the heating element efficient and prevents the sediment layer from growing thick enough to cause problems. Check the temperature setting — 120 degrees Fahrenheit is the recommended balance of comfort, safety, and efficiency. Many units ship from the factory set to 140 degrees, which wastes energy and increases scalding risk.

In your first week in your new Cresswind home, locate and label your main water shutoff valve (typically in the garage or on an exterior wall), your water heater shutoff, and the individual shutoff valves under each sink and behind each toilet. Your Cresswind home receives treated municipal water that meets all safety standards. However, like most water in Manatee County, it tends to be moderately hard and may have a noticeable chlorine taste. If you are coming from an area with softer water, you may notice the difference on your skin, hair, and on your fixtures and glassware.

A water softener addresses the hardness issue by removing calcium and magnesium. An under-sink reverse osmosis system provides purified drinking water at your kitchen tap. Many Cresswind homeowners install both — a whole-house softener to protect pipes, fixtures, and appliances, and an RO system at the kitchen sink for superior drinking water. These systems are straightforward to install in new construction and can be added at any time.

Common New-Construction Adjustments

New-construction homes are built quickly, and while the plumbing passes inspection, there are often small adjustments that improve daily function. Toilets may need to be shimmed for stability if the floor is not perfectly level.
