What We Have Learned About Del Webb Plumbing

Del Webb homes in Lakewood Ranch are well-built, with modern PEX supply lines, PVC drain systems, and quality fixtures. The plumbing infrastructure is solid — far better than what we see in the 1980s and 1990s homes we frequently work on in central Bradenton. That said, even new-construction plumbing has its issues over time, and after a decade, we have identified the patterns.

Water heater performance is the number one issue we address in Del Webb. Bradenton's extremely hard water (15 to 20 grains per gallon) takes a heavy toll on water heaters, even in newer homes. Without annual flushing and periodic anode rod replacement, a tank water heater in this area typically lasts 6 to 8 years instead of the 12 to 15 years the manufacturer intended. We have replaced dozens of original water heaters in Del Webb homes that failed prematurely due to sediment buildup.

The second most common issue is faucet cartridge failure, again driven by hard water mineral deposits. The builder-grade faucets installed in most Del Webb homes are decent quality, but the cartridges wear faster in our water conditions. Many homeowners upgrade to higher-quality faucets with ceramic disc cartridges that resist mineral buildup better.

Water Softener Priority

If your Del Webb home does not have a water softener, installing one should be your top plumbing priority. It will extend the life of your water heater, faucets, dishwasher, and washing machine by years — potentially saving you thousands in premature replacements.

Cresswind: Newer Homes, Same Water Challenges

Cresswind Lakewood Ranch, which began welcoming residents around 2019, benefits from even more current building practices and materials. The plumbing in these homes is excellent out of the box. But the water chemistry challenge is identical — Cresswind draws from the same municipal supply as the rest of the area, and that 15-to-20-GPG hard water does not care how new your home is.

The most important advice we give new Cresswind residents is the same as for Del Webb: install a water softener as soon as possible, establish an annual water heater maintenance schedule, and do not wait for problems to develop before building a relationship with a plumber. The homeowners who take these steps in their first year consistently experience fewer problems and lower maintenance costs over the life of their homes.

Aging-in-Place Upgrades We Recommend
